They provide inventory reports, and same-day supply delivery is made at reimbursement cost only. Regular quality inspections ensure the highest cleaning standards.

Digital Guidebook

We create a customized digital guidebook for each short-term rental property. Guests receive a link to a beautifully designed guidebook that includes check-in and check-out information, house rules, custom instructional videos (e.g., sofa beds, thermostats), and recommendations for dining, shopping, and attractions in the area. It adds great value to your property and enhances the guest experience.

Direct Booking Website

Our team develops relationships with insurance companies, government contractors, sports teams, and more to provide mid-term housing for high-quality clientele. When a reservation is made, we use your direct booking website so you and your guest keep more money in your pocket. You can also invite your own guests to book through your property site with all agreements in place to protect you and your property.

Repair and Maintenance Coordination

Turnkey El Paso coordinates all maintenance and repair services with our preferred local vendors. We manage property access for providers, communication with guests, and payment of invoices less than $250, ensuring you pay just one convenient monthly invoice.

Damage/Extra Cleaning Reports

While most reservations go smoothly, accidents and damages can happen. The Turnkey El Paso team handles all damage and extra cleaning reports from start to finish—whether it involves third-party coverage through Airbnb or creating reports for direct booking security deposits. We work hard to make sure you’re fully compensated.

Quarterly Property Inspections

Once onboarded with Turnkey El Paso, we coordinate quarterly property inspections to maintain the highest quality of service for your guests and the best maintenance for your property. These inspections include changing air filters, smoke detector testing, light bulb and battery checks, full linen and stock inventory, and more. Owners receive this comprehensive report each quarter.

One-Time Set-Up Fee

• Details: This fee covers comprehensive property setup, including inventory management, safety analysis, and the creation of listings across multiple platforms. The charge will appear on your first monthly invoice.

Commission-Based Management

• Rate: 20% of Rental Income
• Payment Structure: Our commission is based solely on the rental income generated, ensuring alignment with your property’s performance. You’ll receive a single, convenient monthly invoice along with detailed income reports. There are no extended contracts; you can terminate services with 30 days’ notice.

Complimentary Consultation

• Duration: 1 Hour
• Services Included: We offer a free property income analysis, address frequently asked questions regarding short-term rentals, and provide a comprehensive explanation of our services. Please note that this consultation does not include a custom property amenity analysis or specific advice.

How do you ensure property care?

After each check out, we diligently inspect the property for any damage incurred from the prior guest. Every property is also professionally cleaned after each check out to be prepared for the next guest. Any maintenance concerns that come up are immediately tended to. We also provide a preventative maintenance schedule tailored to each property so important maintenance tasks do not get overlooked.

Do you provide financial reporting?

Yes! We provide full trust accounting and financial reporting. We will collect all accommodation fares as well as pay all property expenses incurred during each month on your behalf. At the end of each month, our owners receive a detailed financial statement of all transactions including a draw disbursement of net positive funds.
